Qatari Diar has been given the go ahead for the first phase of its £3bn redevelopment of Chelsea Barracks, SW1.

Westminster City council this evening unanimously approved proposals for 74 flats in three five-storey blocks, underground parking and a spa for the site at the corner of Chelsea Bridge Road and Pimlico Road.

Westminster’s chairman of planning and city development committee Alastair Moss said: “This is a good signal for the investment world that we are open for business.”

Outline consent for theSquire and Partners-designed redevelopment of the 12.8-acre site into a luxury residential scheme comprising 448 private homes, with 128 affordable homes provided off-site, was secured in 2011.

Qatari Diar bought Chelsea Barracks in 2007 for £959m and has faced various planning hurdles, including intervention from Prince Charles which led to a previous application, drawn up by Christian Candy and Lord Rogers, being withdrawn.

The sovereign wealth fund began clearing the site for construction late last year. It lodged the plans via a company called Project Blue in March.

A spokesman for the applicant said: “Chelsea Barracks represents a once in a lifetime opportunity to realise a development that combines the best of the capital’s iconic architecture with an uncompromising standard of ultra-luxury living.”

DP9 advised on planning.
