Landlord and tenant

Service charges: Identity of the landlord

  • PP 2019/98
The Upper Tribunal (Lands Chamber) (the UT) has provided further clarification for when it is necessary to expressly identify the landlord in a written demand for the purposes of compliance with section 47 of the Landlord and Tenant Act 1987 (the 1987 Act). Pursuant to section 47 of the 1987 Act, a written demand given to a tenant must contain the name and address of the landlord. If the landlord’s address is not in England and Wales, an address within the jurisdiction must be provided at which notices may be served on the landlord by the tenant. In Terhas Tedla
