AEW submits plans for Bristol office revamp

AEW is seeking a change of use for a vacant Bristol warehouse as part of plans to transform three separate buildings into a new office complex.

The overall site, which is owned by the AEW UK Core Plus Property Fund, comprises an early-19th century four-storey townhouse at 3 Queens Square, and a mid-20th century five-storey office block at 50 Queen Charlotte Street, both with consent for office use.

It also includes a vacant Grade II listed late-19th century warehouse at 2 Little King Street.

As part of the proposals, AEW is seeking a change of use at 2 Little King Street, plus the amalgamation and extension of all three buildings to provide a 44,334 sq ft six-storey office block. The buildings will be linked with new upper and ground level floor structures.

Once complete the site is set to be BREEAM Excellent and Wired Score Gold.

In a planning statement submitted to Bristol City Council on behalf of AEW, Knight Frank said: “Our client is committed to the long-term economic vitality of Bristol and is currently exploring further opportunities to refurbish, redevelop and revitalise their city-wide land holdings to reflect current market demands for sustainable and high-quality commercial premises.”
