Ballymore pushes on with 51-storey Cuba Street plans

Ballymore has worked up new plans for a 51-storey residential tower at its Cuba Street site, E14, three years after planners refused initial proposals.

The £270m development comprises 428 flats, of which 377 will be private market sale and 51 will be affordable.

Plans have been submitted to Tower Hamlets Council replacing previous proposals for two buildings of up to 41 storeys and 434 flats. The earlier designs were rejected in October 2017 over fears of overdevelopment of the site, height, scale and loss of privacy.

The latest proposals also include a new public park covering 50% of the site and retail and commercial space.

In the plans, Ballymore said the new scheme also takes into account upcoming development in the area.

This includes Far East Consortium’s 65-storey Alpha Square to the east of the site and Tide Construction’s 47-storey student scheme at 30 Marsh Wall.

FEC is also planning a second 62-storey development at Ensign House, neighbouring the first scheme. The South Quay has become a hotbed of residential activity, bringing regeneration through replacing old office blocks and empty industrial land with at-scale residential schemes.

The one-acre plot currently has a temporary shipping container hotel on the northern half of the site. The southern part has been vacant for a number of years.

Ballymore has owned the site for more than a decade. It was previously used as a site office for the South Point scheme. A number of developers have since tried to bring forward high-rise residential housing, with attempts from Talya Construction, Turkish firm Agaoglu Group and unsuccessful attempts from Ballymore.
