Bruntwood SciTech submits plans for Circle Square expansion

Bruntwood SciTech has submitted plans for a 14-storey office development at its mixed-use Circle Square scheme on Manchester’s Oxford Road.

Plans for the 224,000 sq ft property, known as No. 3 Circle Square (pictured), include 12 floors of offices.

The block will also feature a roof terrace, lounge and reception area with retail and leisure amenities. It will be designed by Feilden Clegg Bradley Studios.

The joint venture between Bruntwood and Legal & General has said the application was brought forward in response to “soaring” levels of demand.

It is already on site with its developments at No. 1 and No. 2, which are expected to complete in the summer. Hewlett Packard Enterprise is among its occupier line-up, after striking a deal to relocate 300 employees to Circle Square.

If it gains approval from Manchester City Council, construction on No. 3 will begin in March.

Tom Renn, managing director of Bruntwood SciTech in Manchester, said: “Our belief is that Circle Square will be a magnet for the whole sector, but especially for those working in cybersecurity, fintech and AI.

“There is already a vibrant cluster of over 200 businesses working in the field of digital technology and life sciences on the Oxford Road Corridor and a real sense of community.

“The energy on Oxford Road impresses everybody, and interest in Circle Square and our commitment to build No. 3 Circle Square further reflects the enthusiasm for what is happening here.”
