Real estate investor CA Ventures has started pre-application consultation on plans to redevelop the former Archaos nightclub site in Glasgow to purpose-built managed student accommodation, housing 230 students.
The developer plans to convert the Queen Street site to PBSA with active ground floor uses, which may include retail or commercial space.
The former Archaos nightclub site is within walking distance of the University of Strathclyde, Glasgow Caledonian University and the City of Glasgow College.
The proposed development could generate around 250 construction jobs and be worth more than £10m to the Glasgow economy during the construction phase.
The former Archaos nightclub has been vacant since closing in 2007 and is in extremely poor condition. In its current form it does not offer sufficient floor area or a suitable internal layout to be viable as a development opportunity for commercial or residential use.
Previous proposals to open the building as a nightclub and later as an office scheme floundered on the cost required to refurbish the building.
A representative from CA Ventures said: “These proposals will serve to provide much-needed student accommodation in a building which has lain empty since 2007 and which, due to its condition, provides limited options for redevelopment.
“During a well-documented shortage of purpose-built student accommodation, potential students have no choice but to explore [other] rental accommodation, which adds to the already significant strain on housing stock.”
CA Ventures plans to submit a planning application towards the end of the year after two statutory consultations. If planning permissions is approved, work is planned to start on-site in 2023. The targeted entry date will serve the beginning of the academic year in August 2025.
