Council gives nod to Greenlight Reading

Delancey Real Estate and Coltham are ready to kick off the construction of a logistics warehouse in Reading, Berkshire, after proposals were approved by the local council.

The 46,375 sq ft scheme, known as Greenlight, is expected to serve advanced manufacturing and technology industries.

The building will be built with a focus on operational efficiency, including targeting operational net zero carbon in the base build construction alongside a BREEAM rating of Outstanding and an EPC of A.

It will have an eaves height of 12m, two docks and four level access doors, an occupier wellness garden, photovoltaic panels, a living roof with a rainwater harvesting system, and EV charging points.

Mark Enderby, director of development at Delancey, said: “Occupational demand for well-located mid-box logistics space remains high, with occupiers increasingly demanding sustainable spaces.”

Chris Caiulo, partner at Coltham, added: “The unit is an important addition to the Thames Valley, which has a limited supply of mid-box assets.”

The joint venture was advised by Logix and JLL.
