Derwent prelets half of 1 Soho Place

Derwent has prelet more than half of the office space at 1 Soho Place, W1, to finance company G-Research.

G-Research has taken a 15-year lease for 102,600 sq ft across the top six floors of the building.

Rent stands at £9.7m per annum, which equates to £94.54 per sq m.

The building, which is currently under construction, is one of two buildings (the other being 2 Soho Place) in Derwent’s Soho Place development.

The prelet marks 42% of commercial space in the entire Soho Place development taken up.

The two buildings are located over the Tottenham Court Road Elizabeth Line and Underground station and cover 285,000 sq ft in total.

Construction is earmarked for completion in the first half of 2022.

John Burns, chief executive of Derwent London, said: “The preletting reflects the quality of our product, the site’s attractions and London’s continuing appeal.

“Adding this transaction to our successes at Brunel Building, W2, and 80 Charlotte Street, W1, takes our current prelet space to over 650,000 sq ft, representing £48m of additional rental income.”
