Luxembourg-based GWM Group has exchanged contracts to purchase 16-17 Connaught Place, W2, from WELPUT for £110m.
The purchase of the Marble Arch office block represents a yield of 4.7%.
The 81,859 sq ft office is let to tenants including Hunter Boot and Spencer Stuart.
GWM, backed mostly by Italian investors, financed the development of Aldgate Tower, E1, in 2013.
Strutt & Parker and CBRE acted for WELPUT; Cushman & Wakefield and Astezar Capital advised GWM Group.
