Higher-value lots at Savills point to market upturn

The latest Savills catalogue offers 15 lots priced at £1m and above, suggesting that vendors may be more comfortable with the market than earlier in the year.

Head of auctions Christopher Coleman Smith said this volume of higher-value lots was “top of the range” for the firm. “It’s an encouraging sign that people are feeling confident enough to sell in the auction room,” he said. “We’ve had a strong response from buyers so far. There seems to be a renewed interest in the market compared with earlier in the year. People are more comfortable with where we are at.” 

The catalogue offers 165 properties for the sale on 26 September at the London Marriott, W1.

One of the highest-value lots is a development opportunity in Wimbledon Park, SW19, guided at £4.5m. The cleared 4.7 acre site on The Crescent, next to The Woodman pub, has planning permission for a new build development (pictured) of seven four-bedroom family houses and 11 one-bedroom flats. The flats will include seven shared-ownership homes and four private. 

The same propco vendor is selling another site nearby, of 0.3 acres. For this, it has submitted plans to demolish a warehouse to make way for a new-build development of 19 flats and 3,250 sq ft of commercial space. The site is guided at £1.7m-plus.

Other opportunities expected to attract strong interest include the last remaining clifftop site in sought-after Canford Cliffs, an affluent suburb of Poole, Dorset, with views out to Old Harry Rocks and the Isle of Wight. Guided at £4.5m, the site is occupied by a four-bedroom bungalow and private pool house and is offered as a potential redevelopment opportunity for a large family home, three houses or a block of flats, subject to planning.
