Knight Property Group has bought a vacant six-acre site in Bellshill, North Lanarkshire, where it plans to develop a 70,000 sq ft industrial and logistics warehouse.
The developer is devising proposals for a £15m GDV scheme on the site, at Belgowan Street. The scheme, called Delta 70, will be built speculatively.
If plans proceed, the warehouse will be a stand-alone facility with a 12-metre high internal haunch height and eight dock levellers. Offices will account for 5% of the scheme and be on the first floor. It will be all-electric.
The facility will target EPC A and BREEAM Very Good ratings.
Delta 70 will be the sixth speculative property to be built at Bellshill by Knight. The other five are located at the 262,000 sq ft Belgrave Logistics Park.
Knight is aiming to file plans with North Lanarkshire Council later this year.

Notable occupiers in the surrounding area include DHL, Yodel, Morrison and TNT/FedEx Express.
Colliers and JLL have been appointed as joint leasing agents for the site.
