Mac-group seeks £21.3m for Dundrum offices

Mac-group has put Dublin’s Rockfield Central on the market for €25.5m is (£21.3m).

The 75,000 sq ft office and retail property in Dundrum, about 6km south of Dublin city centre, is let to 20 tenants, including its current owner, and is managed by Investi.

Around three-quarters of the €1.89m annual rent comes from office tenants, with a quarter from retail. The guide price equates to €341 per sq ft and a net initial yield of 6.75%.

The split site includes offices and retail in three blocks, but does not include the upper floors of one building, which are owned by Rockfield Medical Campus.

Mac-group, which bought Rockfield Central in 2017, is selling the property after pivoting to residential and industrial development schemes.

Fergus O’Farrell of Savills, which is marketing the building, said: “Rockfield Central presents investors with the opportunity to acquire a high-quality and well-diversified income producing asset with asset management potential.”
