Mega student scheme set to rise in Wood Wharf

Plans for a 46-storey student accommodation tower in Wood Wharf are set to get the go ahead this week.

Tower Hamlets Council’s strategic development committee will meet on Wednesday to decide on whether to give the green light to plans from WW F1 Student Development Company for a 912-bed purpose-built student accommodation scheme.

The Glenn Howells Architects-designed scheme has been proposed for undeveloped land at 7 Brannan Street, E14.

The land had originally been earmarked for housing and is part of a wider site that was granted outline planning permission in 2014.

However, council documents say that while the lot had been originally approved for residential, more than 3,300 homes have since been permitted or built on the site, against a requirement of 1,700. The developers therefore believe that the introduction of student beds would be a “positive step towards ensure the creation of a mixed and balanced community” in Wood Wharf.

Some 35% of the 912 rooms proposed will be affordable.

The council papers go on to say that the proposals represent a “high-quality, sustainable development which would contribute significantly to the borough’s aims of delivering managed growth and sharing the benefits of that growth”.

Alongside the student beds, the developer is proposing ground-floor shops and cafes, plus amenity space including laundry rooms, study space and gym/yoga studios.

The development also aims to be car-free, apart from blue badge parking, and deliver a “significant amount” of cycle parking.
