Moda submits plans for Brighton brownfield site

Moda Living and Apache Capital Partners have submitted plans for more than 800 homes on Brighton and Hove’s largest brownfield site which spans nine acres at Sackville Road, BN3.

More than 600 of the homes will be build-to-rent, while the remaining will be senior living homes, creating a multi-generational community.

The developer will deliver the homes in collaboration with its joint venture partners Apache Capital Partners and LaSalle Investment Management.

Development will see the former trading estate and goods yard transformed into an “urban village” with an end value of £262m.

Moda has proposed 8% affordable housing on-site, to be delivered at 75% of the market rent. However, the affordable provision is under discussion with the council.

The Moda apartments, designed by Whittam Cox Architects, range from studios to three-bedroom flats, spread over six buildings of between two and 13 storeys.

The build-to-rent scheme will offer long-term tenancies of up to five years, a 24-hour concierge and the MyModa app, which allows tenants to report faults, organise events, pay rent and access a laundry service.

A further 265 homes are to be developed by Audley’s specialist retirement care village developer, Mayfield Villages.

Plans also include 58,000 sq ft of office space, 15,500 sq ft of health and wellbeing facilities and 167,000 sq ft of public realm.

Moda Living managing director Tony Brooks said: “As a long-term investor, owner and operator, we’re committed to taking the site through planning and construction to completion, then managing the rented homes for the long term under the Moda brand.

“This latest project is a major step in developing our brand offer both nationally and in the South of England.”

Audley Group managing director Kevin Shaw said: “There is a huge need for quality retirement housing in the UK and a desirable location such as Brighton and Hove is the perfect choice for the second Mayfield Villages site.”

A previous application for a retail-led scheme with more than 390,930 sq ft retail space, car parking and residential was granted approval in March 2010 but a drop in the market for retail space made the scheme unviable.
