Regal London draws up plans for student housing debut

Residential-led developer Regal London has unveiled plans for a purpose-built student accommodation scheme in Wembley, north-west London, as it sets out to establish a presence in the sector.

The proposed development, at 390-406 High Road, comprises around 340 affordable and private student rooms on the upper levels, along with the re-provision of flexible employment town centre outlets at ground floor level.

Half of the bedrooms on offer will be made available at discounted rates and 35% of the total will be affordable in line with Greater London Authority requirements. The proposals include private studio apartments, flats with two rooms with a shared kitchen and bathroom, and clusters providing multiple en-suite bedrooms with shared kitchen and living spaces.

The development is targeting a BREEAM Excellent rating, with on-site regulated carbon emissions expected to be reduced by 35%.

Subject to support from local planning officers and other stakeholders for its current proposals, Regal is aiming to submit the formal application for planning permission in the summer to the London Borough of Brent, with a view to beginning works on the site in early 2023. That will enable a target date of September 2025 for the first students to move in.

Paul Eden, co-founder of Regal London, said it marked “an important and exciting next step in Regal London’s growth”.

Eden added: “Our previous experiences working with Brent played a significant part in our decision-making to keep building our presence in the area, as the council’s ‘can-do’ attitude and proactive approach to problem-solving is a breath of fresh air.”

The plans represent Regal London’s second development in the borough, having recently secured planning permission for 759 homes at Fulton Road, which is a mixed-use development at the old Euro Car Parts office and warehouse facility.
