Regal London has submitted plans to build 282 homes in St John’s Wood, NW8, in a mixed-housing scheme.
The developer acquired the site opposite Lord’s Cricket Ground in 2018. It has now submitted plans for the private homes, alongside an over-55s scheme on a neighbouring site, which it will also build-out.
Regal London has proposed a 12-storey block of 112 flats and a 14-storey tower of 170 homes allocated to people over 55 years of age, on behalf of landowner Central and Cecil Housing Trust. Of these homes, 153 will be affordable.
Subject to planning permission, the developer will oversee demolition of the low-rise 1960s sheltered housing scheme at Dora House. The building has been deemed no longer fit for purpose. The new development will be part-funded by the sale of the private residential site to Regal London.
Residents who were living in Dora House have been relocated to alternative accommodation in the C&C portfolio and will be given priority to return when the building works complete.
Squire & Partners has been appointed as the architect for the private-sale units and Ryder has been appointed to design the accommodation for people aged 55-plus.
