Tri7 and Fusion Students have submitted a planning application to Leeds City Council for an 807-bed purpose-built student accommodation-led scheme.
The proposals include a mixed-use development on the site of the Core shopping centre, which will be demolished as part of the redevelopment.
Plans have been submitted to develop three towers of between five and nine storeys, containing 807 student bedrooms and around 36,000 sq ft of retail and commercial space at ground level, including two new arcades.
The scheme, designed by Corstorphine & Wright architects, will target an EPC A rating, BREEAM Excellent for the PBSA space and BREEAM Very Good for the retail space.
Tri7 acquired the Core in July 2021 as part of Tri7’s value-add real estate investment strategy alongside equity partner Alchemy.
The specialist value-add real estate investor and asset manager is actively seeking to invest £250m for similar PBSA and build-to-rent regeneration schemes in towns and cities with Russell Group universities.
