U+I submits planning application for £1.4bn Mayfield regen scheme

U+I has submitted a planning application for its £1.4bn Mayfield project located in Manchester’s city centre.

The developer has lodged plans for the regeneration of the 30-acre site, the majority of which includes the Mayfield station building and depot on Fairfield Street, next to Piccadilly station.

The first phase of the development includes a nine-storey, 70,000 sq ft office overlooking a new 6.5-acre park. A 545-space car park will also be built.

A separate application for a 12-storey office is expected to be made this autumn.

When completed, the overall Mayfield development will create 1,500 homes, more than 807,000 sq ft of office space, a 650-bedroom hotel and retail and leisure space.

The new Mayfield Park will be the first the city centre park built in more than 100 years.

Richard Upton, chief development officer at U+I, said: “The past three years of consultation, planning and opening up Mayfield to a variety of community uses and major events has reintroduced Mancunians to a forgotten corner of the city with huge social and economic potential.

“Submitting our first formal planning application is an important moment in realising that potential and we are excited that our vision for a world class neighbourhood for businesses, residents and visitors is taking shape.”
