Malaysian conglomerate YTL is submitting plans for a major £800m scheme on Bristol’s Filton Airfield, almost two years after it bought the site.
The plans, which have been revised from a previous consent, will create a completely new quarter for Bristol that sources say is modelled on Argent’s King’s Cross scheme in London.
The 355-acre airfield is one of the most significant brownfield sites outside the capital. Under the plans there will be 3,000 homes and 50 acres of commercial development, including 1.2m sq ft of offices, shops, two district centres, a 70-bed care facility, 120-bedroom hotel and three schools.
The region is a hub for the aerospace and engineering industry and the offices will target these occupiers as well as those looking to establish a Bristol foothold.
Filton played a large part in designing and building Concorde, and the airfield has been called the birthplace of British aviation.
A museum that will house Concorde 216, which has been located at the site since its last flight in 2003, adjoins the site.
The area immediately surrounding the former airfield has several development projects in the pipeline including The Mall shopping centre, Cribbs Causeway, which has been slated for a 379,000 sq ft extension, and Cribbs Urban Village, a 950-unit residential scheme.
The Rolls Royce East Works site is located on the opposite side of the A38 road which borders the site. YTL bought the site in 2015. The corporation is best known in the UK for its luxury hotel arm and as the owner of South West water treatment firm Wessex Water, which it bought for £1.2bn in 2010.
BAE Systems closed the 350-acre Filton Airfield in 2012 as it was deemed no longer viable. Shortly after the closure, Bridgehouse Capital agreed a £120m deal to develop the site with BAE. However this fell through in April 2014.
Cushman & Wakefield and Savills have been appointed as joint commercial advisers on the scheme; Alder King is advising on the planning application.
