Zero-energy resi developer to bring £260m scheme to Wembley

Eco-friendly housing developer ZEDHomes is to develop a 581-home residential-led mixed-use scheme in Wembley with an end value of £260m.

It includes 14,500 sq ft of commercial space, including 6,000 sq ft of affordable workspace.

An initial viability assessment proposed no affordable housing, however council planning documents propose 101 homes, with a mix of affordable rent and shared ownership, comprising 18% of the homes.

Brent Council planning officers have recommended the scheme at the six-acre industrial Alperton Manufacturing Estate at Edwards Yard, HA0, for approval at the committee on 17 March.

ZEDHomes is a subsidiary of private housebuilder Michael Shwartz Group. The scheme is the specialist zero-energy developer’s largest to date. The developer was introduced to the site in 2007, acquired it, and submitted the planning application at the end of 2018.

If approved, the scheme will be referable to the Greater London Authority for a stage two rubber-stamping.
